Fire Protection Project Manager
Position Summary
The Fire Protection Project Manager oversees the full lifecycle of commercial, industrial, and institutional fire sprinkler and life safety projects—from initial handoff through final AHJ approval and closeout. This role ensures projects are delivered on time, within budget, and in strict compliance with project specifications, NFPA codes, and local regulations while driving customer satisfaction and project profitability.
Key Responsibilities
Project Execution & Financial Management
Project Lifecycle Ownership: Manage project scope, schedules, material procurement, submittals, and field execution across multiple active jobs.
Budget & Cost Control: Monitor project costs, labor hours, and material allocations to ensure gross margin targets are met or exceeded.
Change Order Management: Identify scope shifts, prepare clear change order proposals, negotiate adjustments with clients, and secure approved contract updates.
Site Coordination & Resource Allocation
Field Leadership: Coordinate with Field Superintendents and Foreman fitters to optimize labor scheduling, crew allocation, and site productivity.
BIM/MEP Coordination: Partner with design teams and general contractors during 3D spatial coordination (Navisworks/BIM) to resolve clashes prior to fabrication.
Material & Equipment Logistics: Manage field stock lists, fabrication schedules, tool requirements, and lift equipment deliveries to avoid jobsite downtime.
Compliance, Quality & Safety
Code & Spec Adherence: Ensure all installations strictly follow project plans, contract documents, NFPA standards (NFPA 13, 14, 20, 25), and local AHJ requirements.
Permitting & Inspections: Schedule, manage, and attend final field hydrostatic tests, flush tests, and AHJ inspections to secure certificates of occupancy.
Jobsite Safety: Enforce strict company and OSHA safety protocols across all project sites.
Client & Stakeholder Communication
Relationship Management: Act as the primary point of contact for General Contractors, owners, architects, and MEP trade partners.
Status Reporting: Lead regular project update meetings, track RFIs, and provide accurate monthly billings (Schedule of Values) and progress reports.
Qualifications & Requirements
Experience: 5+ years of progressive project management, field supervision, or engineering experience within the fire protection/sprinkler contracting industry.
Technical Knowledge: Deep understanding of commercial fire sprinkler systems, fabrication processes, hydraulics, and NFPA codes.
Software Proficiency: Familiarity with project management tools (Procore, Bluebeam, Accubid, or similar), CAD/Navisworks workflows, and MS Excel.
Certifications (Preferred): NICET Certification in Water-Based Systems Layout/Inspection, PMP certification, or state fire sprinkler licenses/credentials.
Leadership Skills: Exceptional conflict resolution, field communication, financial literacy, and multi-project prioritization skills.
